We know that you've got a lot to tell us. We ask people regularly how satisfied they are with our services. Sometimes what you tell us is good - and sometimes it isn't so good.
Our regulator expects us to measure how well we're doing as a landlord now. We started doing that in April 2023, and we're already starting to see some patterns emerge in what you're telling us.
But we want to go further, to know more. We're curious. We want to know why.

This year, Hanukkah will be celebrated from 25 December 2024 – 2 January 2025, following the Hebrew lunar calendar. We’re inviting you to join us for an early celebration of Hanukkah as part of our celebrating diversity series. All are welcome!

What to expect on the night
- Residents and Peabody colleagues will come together to celebrate Hanukkah
- We’ll hear from Rabbi Jonathan Wittenberg about the spirit of Hanukkah, and there’ll be time for questions and reflection.
- You’ll have a chance to learn more about how you can shape our work through feedback and involvement.
- We’ll enjoy delicious kosher canapes, drinks and traditional Hanukkah treats like doughnuts

Last year, we formed a Resident Co-Design Action Group, who designed a new approach to the way we work with you.
One of the recommendations the Group made was that we should have a varied engagement offer, including ways for people to influence the way we work at a local level.
We’re already doing this in our North East London region through a Regional Forum, and we want to set something similar up in our North West London region. This is something that you seemed really keen on when you came to see us at our local engagement event in September.
If you'd like to be involved in helping us shape a residents' Forum in North West London, you can sign up here! We'll contact you after Christmas to let you know where and when we'll be meeting to talk to you about how the Forum will work.

As our valued engaged resident, we’re inviting you to Peabody’s first resident engagement conference.
Last year, a group of independent residents, co-designed a new approach to resident engagement at Peabody. One of their recommendations was that we embed a cultural commitment to engagement, celebrating resident talent.
We’re listening and hosting our first resident engagement conference which we’d love you to attend.

We’re already doing this in our North East London region through a Regional Forum, and we want to set something similar up outside of London. But we know that will be a challenge because our homes are more spread out and it’s harder to bring people together as a result.
This is where we need your help.
We’re holding a session on Tuesday 18 September at our offices at 89 King Street, Cambridge, CB1 1LD from 6pm to 7.30pm. We’d love it if you were able to come along and talk to us. The things we really want to try and work out are:
- What should a regional forum outside of London do? How could a forum like this help you?
- How often should a group like this meet, where and how?
- What do we need to do to make sure that what you discuss is fed back and considered as part of our wider programme of engagement work

Here’s why we’ve organised the session
The Peabody Index is a research study we run every year to understand how you’re feeling about your finances, and any particular struggles you’re facing.
This helps us a lot when we’re thinking about what services we can offer, and how we talk to the local and national government about the impact policy change is really having.
At this session we’d like to gather more thoughts from you about what we can do with the findings this time around.
Here’s what we’ll be talking about
- Any changes that have been made in recent years that have helped your household finances, or made things more difficult
- What you’d like to see the government do in the future
- What Peabody could do to help residents who are struggling financially

We’re already doing this in our North East London region, and we’re in the process of setting something similar up in our South London region.
But we want to be ambitious and aim to have a forum in each of our regions by the end of March next year. We’ve found the forum model to be a great way for regional leaders to get to grips with what matters most to people who live in their area.
This is where we need your help.
We know that you don’t experience our services in quite the same way as many of our residents in London do, and that we need to do things differently outside of London to make the most difference.
We're looking to have an open, future-focussed conversation about how we might make a group like this work for you, what it might do, and how we deal with the geographical challenge of getting people involved over such a large patch.
We know that you might have some concerns about the way we deliver services at the moment and that might be your main reason for coming along. That’s OK, we’ll take some details from you if you sign up and help you deal with those issues. But we want to be clear at the outset that we’ll do that offline; they won’t be the focus of the meeting.
We’re planning to meet on Zoom, on Wednesday 6 November, from 6pm to 8pm. We’ll confirm the details to everyone who signs up to come along.
